Pre-purchase Structural Reports:

Burton Road, Derby – a house seller required a structural report as they had concerns regarding external wall cracks and suspected subsidence. Based on our findings the cracks were caused by the historic settlement of the porch.

Ruskin Road, Derby – a property buyer’s surveyor requested a structural engineer to check for movement. Some cracking was observed by did not indicate any movement of the primary structure. However, the cracks at the junction of the original building and extension indicate that some minor movement is taking place. We provided a structural report with findings and recommendations, which was approved by our Chartered Engineer.

Park Lane, Castle Donnington – a client required a structural report as they had concerns regarding external wall cracks. We also observed that the roof had some signs of weathering and some ponding of water on the extension roof. Simplify Engineering provided a report with findings and recommendations and a mortgage was granted.

Commerce Street, Melbourne – a property buyer’s surveyor requested a structural engineer to check for movement. We observed on site that the roof rafters appeared to be sagging in places. We recommended that collar ties were to be installed on every other roof rafter. We also observed cracks in the vicinity of the archway. Simplify Engineering provided a report with findings and recommendations, and a mortgage was granted.

Far Laund, Belper – A potential buyer required a structural engineer to check the steel frame extension at the property. Water stains were observed on the timber cladding caused by water draining along the walls above door openings. We recommended that water-resistant sealants should prevent further stains.
